To determine boundary lines, a boundary survey retraces or creates the physical boundary lines on the ground. … Boundary surveys are also frequently required by lending institutions (Can be just marking corners which we refer to as Boundary and if drawing Boundary with drawing)Lot survey is based on a platted Subdivision, Tracts or parcels tend to be stand alone pieces of property where the legal description is most likely metes and bounds (bearing/distance)What do we use to mark? 3 foot wooden stakes with hot pink flagging. For something more permanent, we suggest client put in something in place of the stakes if they prefer to (fence posts is most common)

________ Boundary with drawing spotting improvements Spotting improvements to the land would be concrete edges, houses, buildings, roads, driveways, sometimes utilities but if they aren’t visible it might require a OneCall. Being specific with what you want spotted on your drawing really helps

________ Easement A property easement is a legal situation in which the title to a specific piece land remains with the landowner, but another person or organization is given the right to use that land for a distinct purpose. For example, a utility company may have an easement that allows them access to an electrical pole on your property. Or, you could have an easement on part of your property if it blocks access to a main road. (Different types: Appurtenant, In Gross, By Prescription and they can be Affirmative or Negative, Private or Public)

________Amended Lot Amending lots lines will change the legal description of the property, therefore, will change the legal description which means the deed will change. The finished drawing will have a notary block for the affected parties they will need to sign, then it will need to go to Planning and zoning for them to sign off on, then recorded with the county. Once recorded then an attorney (or a title company if it’s a buy/sell situation) will need to change the deed to reflect what the recorded survey did

________ Line Staking– Where we tie in the corners of the property and stake line where you can see from stake to stake (inter-visible) usually people do this for fencing purposes or sometimes it’s requested for encroachments

________ Subdivision Survey Subdivision Survey (commonly referred to as subdivision platting) is the process of splitting a tract of land into smaller parcels. This shows monumentation and survey data on a map in conformance with local subdivision ordinance and the Subdivision Map Act.

________ Commercial & Residential Construction Staking Construction Staking, also is the process of interpreting construction plans and marking the location of proposed new structures such as roads or buildings. Construction staking is performed to ensure a project is built according to engineering design plans
